A house and land package sounds simple — a home and a block, one price. But the number you’re quoted is made up of several parts, and knowing what sits behind each one is the difference between a price you can trust and a nasty surprise six months in. Here’s the plain-English version.
The two halves: your home and your block
Every package is a home design paired with a block of land. The home comes from a builder; the land comes from a developer or estate. On their own, neither is a “package” — the package is what you get when the two are matched, costed together and quoted as one figure. Because a builder’s design has to physically fit the block (its width, depth and the way the garage faces), not every home suits every block. Matching them properly is most of the job.
What’s actually in the price
When you see a package price, this is what it’s covering:
House price
The builder’s price for the home itself — the fixed, contracted build of that design with its standard inclusions.
Land price
The developer’s price for the block. If the land is titled, it’s ready to settle and build on; if it’s not yet titled, timing and conditions can still move (more on that below).
Site works
The cost of getting the block ready to build — survey, the pad the home sits on, and connecting services like power, water and drainage. This varies block to block, which is why a real package price is costed to your block, not a generic estimate.
BAL (Bushfire Attack Level)
A rating for how exposed a block is to bushfire. A higher BAL means extra construction requirements (and cost) to meet the standard. Many blocks are the lowest rating and add nothing; some need more.
Noise
Blocks near major roads or rail can carry a noise category that requires extra measures in the build. Again, plenty of blocks need nothing here.
Engineering requirements
Based on the site classification — essentially how reactive the soil is — the footings and slab may need to be engineered up. Sandy, stable ground is cheaper to build on than reactive clay.
Add those together and you have the complete, fixed package price — the number you actually build for.
Why “fixed up front” matters
The trap with house and land is the drip. A tempting headline price, then site costs, BAL, engineering and “promotional” inclusions get added on once you’re committed. A genuine fixed package price puts all of that on the table before you sign, so the price you fall in love with is the price you build for. A note on untitled land
Not all land is titled yet. Untitled blocks can be great value, but until titles are issued, timing and developer conditions can change — which means a truly locked, fixed price may not be reasonable on that block until it titles. It’s not a reason to avoid untitled land; it’s a reason to go in with your eyes open. We’ll always tell you where a block stands.

Is a house and land package cheaper than doing it separately?
Not necessarily cheaper, but it’s clearer. You get one fixed price for the whole thing and a home that’s matched to the block, instead of buying land and then discovering which homes actually fit it.
Does it cost me anything to use a Builder Broker?
No. Builders pay us in lieu of running their own sales and marketing, so our service is at no direct cost to you.
Can I change the home or add upgrades?
Yes. You can request changes to the design and add extras like a turn-key finish (flooring and blinds), air-conditioning and more — we’ll fold them into your quote.
