Living in Treeby Junction, Anketell

Anketell is in the City of Kwinana, on the eastern side of the Kwinana Freeway between Thomas Road and Anketell Road. It is genuinely early — there is no school, no shopping centre and no train station in the suburb yet. A primary school is funded and scheduled to open in 2029, Kwinana Marketplace is the nearest centre, and Kwinana and Aubin Grove stations on the Mandurah line are the closest rail. Anketell Road itself is planned as the freight corridor serving Kwinana and the future Westport, with Stage 1 construction slated to start in 2028. Buying here is buying ahead of the infrastructure, which is exactly why the land prices look the way they do.

What is actually in the price against each lot? The home price, the developer’s published land price, and site works — the base, the soil-class engineering add-on, BAL where a rating applies, noise treatment where it applies, and coastal. Treeby Junction is in Anketell, not Treeby — does that matter? Yes, and it catches people out. Treeby is a different suburb in the City of Cockburn, and the Lake Treeby estate there carries an estate-wide acoustic allowance that does not apply here. Anketell is priced and engineered on its own terms. If someone quotes you Treeby figures for a Treeby Junction block, they have the wrong suburb.
