Living in Vista, Karnup

Karnup sits in the City of Rockingham, on the coastal side of Mandurah Road between Secret Harbour and Mandurah, roughly 40 minutes south-west of the Perth CBD. Be clear about what is here and what is not. Singleton Village Shopping Centre, with a Woolworths, is on the corner of Mandurah Road and Redwood Avenue — effectively at the estate’s entrance — and Singleton Beach is a few minutes west. The nearest primary school is Singleton Primary School; there is no school in Karnup itself, and secondary students generally travel to Comet Bay College at Secret Harbour or to schools in Baldivis and Rockingham.

There is no train station in Karnup today. The closest is Warnbro, about 6.5 kilometres north on the Mandurah line, and bus route 534 runs to Rockingham Station and Secret Harbour. A Karnup station is committed but not built: in August 2026 the State Government put $10 million towards final planning, design and approvals against a total project cost of $156 million, with construction scheduled to begin in 2028 and a projected 46-minute run to Perth once it opens.

Vista questions, answered

Are the lots at Vista titled? Not yet. Golden Group’s Stage 6D price list anticipates titles between December 2026 and February 2027, so build timing should be planned around that rather than an immediate settlement.

What are the block sizes and prices? Stage 6D Release 1 runs from 306 m² to 375 m², with frontages of 12.5, 13.5 and 15 metres, priced from $335,000 to $375,000. Four of the fifteen lots are corner blocks.

Is there a bushfire rating? Yes, and it varies block to block. Stage 6D carries BAL 12.5 on most lots, BAL 19 on one, and BAL 29 on the four corner lots. The rating changes what the build costs, and every package price shown here already includes the correct allowance for that lot’s rating.

Is rail noise an issue? The estate meets the rail corridor along its eastern edge, and the developer’s stage plan shows a 2.4 metre acoustic barrier along it. Golden Group note a Quiet House Design requirement on some lots, but it applies to the upper floor only, so it does not affect the single-storey homes we sell.

What is the soil like? Golden Group state an A-class soil classification across all Stage 6D lots, which is what the site costs in these package prices assume.
