Living in Mahala, Forrestdale
Forrestdale is in the City of Armadale, about 20 kilometres south-east of the Perth CBD. Forrestdale Primary School is in the suburb, and Carey Baptist College opened its 20-hectare Forrestdale campus in 2016, extending to Year 12 with its first graduating class in 2024. The nearest public secondary is Harrisdale Senior High School, which opened in 2017. Stockland Harrisdale, anchored by Woolworths and ALDI, opened in 2016 a short drive away. Tonkin Highway runs through the suburb and Armadale Road was upgraded to dual carriageway past Anstey Road in 2020, with the Armadale Road to North Lake Road bridge opening in December 2021. At the suburb’s southern edge is Forrestdale Lake Nature Reserve, Ramsar-listed since 1990 — worth knowing that it is a seasonal wetland that fills in winter and dries back over summer, rather than a permanent lake.

Are the lots at Mahala titled? Each lot card above shows its current status. Titled lots can start construction as soon as your build contract and finance are in place; untitled lots have a developer titling estimate we will talk you through.
What is actually in the price against each lot? The home price, the developer’s published land price, and site works — the base, the soil-class engineering add-on, BAL where a rating applies, noise treatment where it applies, and coastal. Most listings quote land and home and let the site costs turn up at contract. We do it the other way round. Where a noise treatment figure appears it is a provisional sum, not a fixed price.
Is there a train station in Forrestdale? No, and we are not aware of one planned. Buses run along Armadale Road to Cockburn Central on the Mandurah line and to Armadale, whose line reopened in October 2025 with the new Byford extension. Worth being straight about two other things: Forrestdale also contains a 178-hectare business park, so there is genuine truck movement on Anstey, Keane and Ranford Roads, and Jandakot Airport is the country’s busiest general aviation airport a little to the west. None of that is a reason not to buy here — it is a reason to walk the specific block.
Is Forrestdale good for first home buyers?
