Living in Oakebella, Wellard

Wellard is in the City of Kwinana, about 37 kilometres south of Perth. Wellard station opened in 2007 on the Mandurah line and sits in the suburb itself — roughly 30 minutes to Perth, trains every 10 minutes in peak, with 297 park-and-ride bays and a bus interchange. Wellard Square, anchored by Woolworths, is in the suburb, with Kwinana Marketplace nearby for the bigger shop. Four schools are in Wellard: Wellard Primary (2018), Wellard Village Primary (2023), Peter Carnley Anglican Community School (2007) and The King’s College (1986). The Kwinana Freeway is the road connection, with interchanges at Mortimer, Anketell and Thomas Roads.

Are the lots at Oakebella titled? Each lot card above shows its current status. Titled lots can start construction as soon as your build contract and finance are in place; untitled lots have a developer titling estimate we will talk you through.

What is actually in the price against each lot? The home price, the developer’s published land price, and site works — the base, the soil-class engineering add-on, BAL where a rating applies, noise treatment where it applies, and coastal. Most listings quote land and home and let the site costs turn up at contract. We do it the other way round. Where a noise treatment figure appears it is a provisional sum, not a fixed price.

What should I know that the brochure will not say? Two things. There is no public high school in Wellard — the two secondary schools in the suburb are both fee-paying, so a public secondary means travelling out of Wellard. And a freight railway runs through the suburb, separate from the passenger line, serving the Kwinana industrial area. Longer term, the State’s Westport program will build a container port at Kwinana from the late 2020s, with an Anketell Road freight corridor alongside it. That is good for local jobs and it also means more freight movement in the region for years. Ask us about the specific block rather than the suburb average.

Is Wellard good for first home buyers?
