Living in The Glades, Byford

Byford is in the City of Armadale, about 33 kilometres south-east of Perth, where the plain meets the Darling Scarp. The big change here is rail: the Armadale line reopened in October 2025 after the Armadale Line Transformation, extended south to a new Byford station, so the suburb now has its own passenger rail for the first time. Byford Secondary College on Abernethy Road opened to Year 8 students in 2014 and had grown to Years 7 to 12 by 2018, and there are primary schools in the suburb. Tonkin Highway runs south past Byford toward Thomas Road.

Are the lots at The Glades titled? Each lot card above shows its current status. Titled lots can start construction as soon as your build contract and finance are in place; untitled lots have a developer titling estimate we will talk you through.

What is actually in the price against each lot? The home price, the developer’s published land price, and site works — the base, the soil-class engineering add-on, BAL where a rating applies, noise treatment where it applies, and coastal. Most listings quote land and home and let the site costs turn up at contract. We do it the other way round. Where a noise treatment figure appears it is a provisional sum, not a fixed price.

Why are site costs higher in Byford? Soil. Most of the coastal-corridor estates we list sit on A-class sand, which is about as cheap as site works get. Byford is the most varied suburb on our books for soil class, and The Glades sits on reactive clay rather than sand — which means a materially higher engineering add-on per block than a coastal estate, before anything else is counted. We price it block by block and show it in the package total rather than letting it appear at contract. If a competitor quotes you Byford land against a coastal site-cost figure, that gap is real and it is yours to pay.

Is Byford good for first home buyers?
